Glenaire Drive may soon see the addition of 12 new townhomes. The application by Rodcon Holdings proposes 12 townhomes (including two lock-off suites) in two three-storey buildings. The proposal includes underground parking with 26 spaces for residents and three for visitors.
Access to the parking will be provided via Curling Road through the underground parkade of the neighbouring development to the south. District staff received the detailed application and started reviewing it. The proposed development sits across from Klahanie Park, a recreational space for the District of West Vancouver.
Furthermore, a District-owned lot located east of the proposed site will be consolidated into the new development area, enhancing the overall space. The land is currently designated as Residential Level 2: Detached Residential under the Official Community Plan (OCP).
For the project to move forward, a rezoning and amendment to the OCP must be completed. The development will also require several permits addressing the form and character of multi-family development, energy and water conservation, and greenhouse gas emission reduction.
Rodcon Holdings’ proposal also includes the purchase of a District-owned lane located at the rear of the site, which will be integrated into the overall development plan. This acquisition is expected to facilitate smoother traffic flow and enhance the accessibility of the site.
The site’s surrounding area is a mix of residential uses, including single-family lots to the north, under rezoning consideration for stacked townhouses. The east and south sides of the site are bordered by recently completed three-story townhouse projects, while the multi-story Larco development in the Lions Gate Village Centre lies to the southeast along Curling Road.
Just what we don’t need. More density.
what about the fact we are supposedly running out of water
I think I speak for a lot of North Shore residents when I say we could all use a break from the hundreds of dump and concrete trucks constantly coming and going. A little peace and quiet would be nice. It is getting far to crowded as it is.
A reduction of density in that area would be appreciated it is already
maxed out for liveability .
It is not in the OCP -m Please do not approve it.
