District of North Vancouver council will debate an OCP amendment and rezoning proposal for a six-storey rental apartment building near Lynn Valley Centre. Redbrick Properties Inc. has applied to redevelop two single-family lots at 1149 – 1155 Lynn Valley Road into a six-storey, 66-unit market rental housing development.
The proposal includes two studios, 53 one-bedroom units, and 11 two-bedroom units.
The development will feature a wood frame rental building above two-and-a-half levels of underground parking, with units ranging from approximately 427 square feet to 882 square feet. This project marks a shift from a previous 2018 proposal by Headwater Projects Inc. for a four-storey, 36-unit strata development, closed in 2022 without progressing to the Council.
The 1,558 sq. m. site is located within the Lynn Valley Town Centre, within 100 meters of the Lynn Valley Road and 29th Street East intersection. Surrounding properties include the vacant Black Bear Neighbourhood Pub to the northeast.
District staff support the proposed Official Community Plan (OCP) amendment, citing the project’s contribution to increasing the supply of rental housing in the area. The development includes a 2.1-meter land dedication along Lynn Valley Road for bike lane improvements and cycling connections. The plan also proposes a 3.4-meter pull-in area for public loading and drop-off and a pathway on the back lane and eastern property line for future pedestrian and cycling connections.
The application is now under review by staff.
The district council will approve anything that brings them revenue, and don’t really care if it’s affordable for the local people that live on the North Shore or in all other cases have been evicted from an affordable rented apartment.
$2,000 per month for a one bedroom is not affordable especially for a single person.
Set backs from the road are already owned by “us” DNV I m hoping the space for bike lanes etc is not from this area but truly from the development site. The development includes a 2.1-meter land dedication along Lynn Valley Road for bike lane improvements and cycling connections. The plan also proposes a 3.4-meter pull-in area for public loading and drop-off and a pathway on the back lane and eastern property line for future pedestrian and cycling connections. With so many multiplex buildings along the streets these setbacks will be ever so important now and into the future.
