District of North Vancouver has issued a Development Permit for a five-storey mixed-use building at 2045-2075 Old Dollarton Road.
The project will see the redevelopment of four commercial lots in the Maplewood Village Centre into a five-storey mixed-use development with 36 rental units.
These will include seven units at below-market rents and six commercial units on the ground level. The site has four existing commercial properties and a one-level commercial building with four commercial units. There will be one-, two-, three-, and four-bedroom units ranging in size from 402 square feet to 1,548 square feet.
The site is located at the southwest corner of Old Dollarton Road and Seymour River Place, in the heart of the Maplewood Village Centre. The surrounding land uses include Maplewood Plaza, a mixed-use development to the south, and Maplewood Gardens, east of Seymour River Place.
The main building entrance for the residential component and the underground parking ramp will be located on Seymour River Place.
The proposal also includes a public plaza with seating on the north tip of the lot at the corner of Old Dollarton Road and Seymour River Place, which a right of way will secure. Improvements will include sidewalks and bike lanes. The project will provide 29 parking stalls.
